Los Altos Hills

Los Altos Hills

Silicon Valley's most exclusive residential enclave — one-acre minimums, no commercial streets.

Los Altos Hills real estate is a different category of Silicon Valley. The town is intentionally residential — no commercial districts, no retail corridors, no stoplights on the arterials — with a town-wide minimum lot size of one acre. Jessica Nemire represented the sale of 10570 Blandor Way at $21 million, among the highest residential sales the Hills has ever recorded, and has closed multiple eight-figure transactions across its canyons and ridges.

A Town Designed to Stay Rural

Incorporated in 1956 specifically to resist subdivision, Los Altos Hills preserves a rural character that feels impossible twenty minutes from Sand Hill Road. Homes sit on oak-studded acreage, often with vineyard or equestrian use. Horse trails connect the Purissima Hills, Fremont Road, and Page Mill neighborhoods. The Town Hall (26379 Fremont Road) and a network of protected open space — including Rancho San Antonio Preserve and Midpeninsula Regional Open Space District lands — define the daily landscape.

The Architecture of Money

Los Altos Hills is where Silicon Valley’s custom-home tradition lives. You’ll find everything from mid-century hillside ranch estates to gallery-grade contemporary glass-and-steel homes by Swatt Miers, Feldman Architecture, Mark Becker Construction, and similar firms. Mediterranean and French Country estates are common on the larger western parcels; modern compounds dominate the eastern ridges with their Bay views.

Schools & Proximity

Most of Los Altos Hills falls within the Los Altos School District, with Gardner Bullis Elementary as the primary K–8 draw. A handful of northern parcels — particularly around Page Mill Road — sit in the Palo Alto Unified School District, a meaningful value driver for families targeting Gunn or Paly. High schools feed into Los Altos High or Mountain View High via MVLA.

Location, Commute, Outdoors

I-280 runs along the northern edge, giving 20-minute access to Stanford, Sand Hill Road, and downtown Palo Alto. Foothill College sits in the center of town. Page Mill Road, Moody Road, El Monte Road, and Purissima Road form the primary arterials — all winding two-lane roads that keep traffic self-limiting. Rancho San Antonio offers 2,400 acres of adjacent hiking and the beloved Deer Hollow Farm.

The Market

Residential prices in Los Altos Hills typically range from roughly $4M on smaller older homes to $21M+ for grand estates. Vineyard parcels, homes with Bay or valley views, and properties with Palo Alto school assignment command the top premiums. Turnover is low. When a property does come to market, it’s often sold off-market within the network — which is where Jessica’s relationships matter.

If you’re buying or selling in Los Altos Hills, the transaction is rarely simple: complex lot rules, view-corridor easements, private-road agreements, horse covenants, and legacy family trusts all come into play. Jessica and Ed together bring deep experience with the unique mechanics of this town.
